NO RISK Credit App Fees: $10 Per Person over 18, if approved, you will receive a credit back for Credit App Fees upon move it.
How much is my deposit?
If you and all occupants over 18 have excellent credit history with no lates (minimum 3 year track history), we might be able to offer you our "Zero" Security Deposit Option.
If you have a couple of lates from the past (more than 12 months ago) and we can verify that you earn at least 2.5x the monthly rent, we may be able to offer you our "50% off" Security Deposit Option.
If you have no credit, or a foreign passport/Consulate Card, we will try to work with you with our "Full Deposit" (1 Months advanced rent) Program.
Our goal is to lease a very affordable apartment unit to a future resident that is financially able to pay the rent and whom is also able to live within the house rules. We are a 15 year+ Owner/ Operator of Apartment Residences and we Enjoy going the extra mile to insure our residents are consistently happy and comfortable.
Late Fee Policy
Late Fee / Late rent / Bounced Check Fees
All rents are prorated on move in so that rent is due on the 1st of the month. The Holstein Group allocates a grace period of 2 additional days and after the 3rd, your rent will be considered late. Some properties will have a courtesy pick up service on the evening of the 4th – please check with your onsite manager. There are no late fees charged on the 4th if you are able to meet the manager during the courtesy pick up time.
Between the 4th and the 10th, the Late fee is $50. In the event you are past the 10th, it is up to the management to either file an eviction (estimated legal fees are $700), or provide an agreement extension in writing between Manager and Resident. Any rent paid after the 10th will carry a late fee of $100. The late fee is for either online electronic payments or those paying by check/Money order directly to their manager.
Bounced check Fees:
In the event your check is returned for lack of funds available (NSF) the charge is $100 plus the late fee. In addition, you will lose all personal check writing privileges for 6 months. Rent will be required to pay by money order or cashier’s check only.

Most of our apartments rent within 48 hours of becoming available. We do not hold apartment for a future rental. If we are on the 15th of the month and you don’t need the apartment until the 1st of the next month, we will not be able to hold it for you. Our policies is to take the 1st renter that is ready and able to move in that qualifies.
Under certain situations, we will work with a hold deposit of $300 for 7 days, however rent will commence on the date that the hold deposit is signed.
Should you wish to send in your application AFTER you have seen the apartment available for rent, you are welcome to fax (310.891.3490) or scan and email (firstname.lastname@example.org) a completed application (available online), with a copy of your driver’s license and a S.S card (or something that verifies your SS #). If you don’t have a Social Security number and you are from a foreign country, you may send a copy of your foreign passport or Matricula Consular ID.
